Orakei is one of Auckland’s premium locations, so the project needed to be tested carefully before the site was acquired.The first step was feasibility: understanding the opportunity, the likely numbers, the planning pathway, market expectations, and whether the site had the right commercial direction.Once the opportunity made sense, the site was acquired. Creston Property is now working through the design stage with a clear focus: create a boutique residential development that feels appropriate for the area, while making sure the commercials continue to stack up.The current direction is likely to be eight premium homes with an upmarket architectural feel.The goal is not to force density onto the site. It is to find the right balance between design quality, market expectations, planning realities, build cost, and final return.
