As at October 2026, most Auckland townhouse builds we price come in between $2,300 and $2,950 per m² excluding GST, for the building itself. Smaller homes cost more per m², three levels add about $150/m², and building several homes as one project brings the rate down. Demolition, civil works, landscaping, council and connection fees, and consents are on top.

For a standard specification, our rates run from about $2,300/m² excluding GST for a larger two-level house (a little less with an internal garage) to about $2,950/m² for a small townhouse, depending on size and how many homes are built together. Custom or high-specification homes cost more. The calculator gives you a range for your project.

Every home needs a kitchen, bathrooms, services and a certain amount of fixed work, however small it is. Spread over fewer square metres, that makes each m² cost more. A 70m² townhouse costs more per m² than a 200m² house, even though the total price is lower.

Larger projects usually cost less per m², because materials are bought and trades are booked in bulk and the same details repeat. A single home or a pair of townhouses carries a premium. Our calculator adjusts the rate for the total floor area of your project.
